    Property Buyers Want Easy Connectivity

    Investing in real estate industry in the city like Mumbai is not something that people easily afford. And since it is one of the major investments of lifetime for many, there are several factors that buyers consider before purchasing a property. The most important one is the connectivity of the area to different places of the city. Although it was one of the important factors even before the common query then was to find out the nearest railway station-today it has become one of the top priorities, compelling people to enquire whether major transport project is likely to come in the area, or simply wants to know whether the area provides easy connectivity to other areas.

    The areas of Kalyan, Virar, Ghodbunder and far-end places of Navi Mumbai are prime locations for developers today to start new constructions. And hence, connectivity from these places to Mumbai has become a major demand among property buyers, especially those who travel to Mumbai everyday for work or education. It is because of this demand and need, many high-end transportation projects were announced lately.

    After the successful launch of the Mumbai Metro from Ghatkopar to Versova, similar projects will start soon, one of them Project in Kasarvadavli (in Ghodbunder, Thane) to Wadala, and Thane-Bhiwandi-Kalyan Metro Rail.“Such transportation projects not only enhance infrastructure growth but also boost the demand for property. The road construction companies have also taken a note of this demand and work together with the developers to make remote areas more developed," said Kamlesh Majethia, a real estate expert.

    Around 80 percent look out for transportation services that are available near the project. Considering this demand, many developers not only mention the information of railway and road connectivity from the project site in the advertisements, but also mention the upcoming transportation projects in the area to attract buyers. "Keeping in view that the fare hikes of the public transport increase in every second month, having easy connectivity to places have become a prime concern. I think it is wise to purchase a house where one doesn't need to take three or more public transport to reach one destination. Hence, while we were on a house hunt it was our top priority to check the accessibility to public transport. I have to take two transport services -bus and train, to reach my work place in Dadar. However, now that Metro rail is going to come up till Wadala, I feel that my decision was wise," said Sangeeta Baghel, a Ghodbunder resident.

    Property buyers in the city invest in real estate only when the healthy return is guaranteed, not just economic return but also the advantage of having good and easy life which includes less transportation woes.
